What is a Serviced Office?
A serviced office, is an office within a serviced building, i.e. a business centre which has an open reception, communal facilities and provides all of the utilities you need within your office, You are only billed two separate invoices each month. This would be for your total license fee which is the fee you are quoted upon viewing the offices and any per item fees which may have been totaled during the month and your telephone usage costs. As we do not charge line rental we charge 1.5 x the telephone provider costs. Companies generally find that this is a lot more cost effective than paying line rental.

What is the contract term?
Our minimum contract term at Avenue Business Centre is six months, this term may be extended as much as you wish but this is the minimum contract term before notice may be given. After this six month period the contract turns into a roll on roll of contract renewing month by month if no notice has been given as per the terms and conditions of your license agreement.

How much could i save?
This figure is dependant on the number of telephone lines and people you have inside your office, we do not charge a fee per head and as stated before all of the costs such as typical heating usage, typical electricity usage, business rates, communal cleaning, communal facilities and telephone line rental are incorporated in the total monthly fee for your office, avoiding the need to pay separate utility providers and an additional cost for just the shell of the office. What discounts could i receive?
Companies wishing to pay their bill six or twelve months in advance for both their license fee and broadband connection are eligible to a 10% discount on their total invoice. Notice of your intention to pay in advance must be given in order to amend your invoice. Also any company wishing to refer a friend or client to our virtual office packages will be eligible to a discount from their license fee to the equivalent of the first months rental fee upon successful sign up, whether it be the lowest package we offer or the highest. How can a serviced office help my business?
Most of our clients tend to be small to medium businesses looking to save money on expensive shop premises / offices and costly staff. We offer a wide range of services to compliment your business, even saving you money on costly equipment by offering copy and fax services, where you only pay for what you use, saving you costly maintenance bills and consumable costs.

What is included in the price?
Our base fees are all inclusive, included in them is your business rates for the duration of your license with us, your typical usage of electricity and central heating,telephone line rental, reception and use of the communal kitchen and facilities. This fee is a base rate and is inclusive of base fees. Additional fees which may be added are broadband, pay per use items such as photocopying, faxing, scanning and telephone charges.

What additional services can i use?
We provide a number of free and fee based services to businesses such as our central fax machine and photocopying, we charge only for what you use and this is charged on a monthly basis on top of your monthly license fee, avoiding the hassle of lots of different invoices, these facilities may also be used by external customers who do not have a serviced office with us for a slightly higher fee. We have a display board on the external path of our building which is provided for small advertising space and registered address plaques free of charge and we also have a fridge and convenience cooking facilities, cutlery and crockery for use free of charge in the kitchen.

How long does it take to set up?
Upon confirmation of your intention to rent the office from us, we will ask you to complete an application form which asks for your personal details, employees details and also your current premises details, once this is completed and all monies have been paid we will then normally require 1-2 days to set up your telephone lines, assign telephone numbers, assign voicemail and make any remedial repairs necessary. Please note this time frame may be longer dependant on works required inside the offices and the time since the previous occupants have left, in all cases you will be notified of this at the time of your viewing.

How much will it cost me to move in?
This is dependant on the license fee for your office, generally the amount due in order to hold the office and for us to stop advertising its availability is a security deposit, which is the same as your monthly license fee, The first months fee for your broadband and your first months license fee. If you need to hold an office for a maximum of 14 days a holding fee will be required in addition to your total amount due.

How do i make an application?
If you wish to make an application for our serviced office please complete our enquiry form in order to be notified of which offices are currently available, or alternatively if you have already received details on an office please go to our downloads page where you will be able to download and print an application form. Please be aware that the submission of an application form without you total amount due does not in any way guarantee that the office has or will reserved and does not prevent us from advertising the office further until full payment of the first months license fee and deposit has been made.

What happens after i have made an application?
Once you have made an application and all of the necessary. identification has been received, your details will be processed along with your payment for the first months license fee and deposit. Once this has all been received and verified, you will then be asked to read and sign a license agreement with all of the relevant details, i.e. you monthly rental, your start date, fees due at the beginning of your license and your personal details. You will be required to check these details and sign and initial each page. Once this is completed you will be given a copy and your license agreement will then be active. From this time onwards you office will be licensed to you and will no longer be advertised.

How much notice is required to terminate?
The standard amount of time required is one months written notice for one office, and the equivalent number of months for the number of multiple offices. There is more information available in the license agreement download.Go back to the top
